I have sold a property at Cedar Lake, Perrault Falls on Aug 31, 2020. See details here
Situated approximately 30 miles north of Trans Canada Highway #17 at Vermilion Bay with access off Highway #105. This is an island location with 4.7 acres approximately ¼ mile from the mainland where the camp holds a leased location for parking and storage.
BUILDINGS
Old log lodge is 1,650 square feet, renovated 2000-2003, with lounge and workshop. The lounge seats 28 guests with TV and card tables. An attached two bedroom apartment is a two storey rental unit.
The main lodge/residence was built in 2001/2002 and is approximately 95 percent complete. It includes a new commercial kitchen with adjacent dining room for 24-26 guests finished in T & G pine throughout. There are three bedrooms, two on the second level with one bath and one overlooking the lake off the lounge area. The main level includes a separate three piece bath, laundry room, cold storage and an office/store to the north. A total of 2,600 square feet plus an attached deck facing the lake to the east.
Cabins include eight log units and four frame units all overlooking the water. Nine of these have a three piece bath and a central shower building provides facilities for the remaining two. A new 10 man cabin was built in 2001 and a 12 man cabin is almost complete (2004). The units vary in size from 430 square feet to 800 square feet; all are in good to excellent condition. Each cabin is housekeeping equipped most with front porch, all with a lake view, quality beds and a full compliment of kitchenware.
Outbuildings include a minnow storage building, motor storage units and a new fish cleaning building. There are two storage buildings on the mainland lot, which is leased from the Crown and utilized for fuel storage, parking, docking and a phone system to the island.
GENERAL
This is unique as the island is only minutes from shore but allows guests seclusion and privacy. It is serviced with an underground power cable maintained by Ontario Hydro and two phone lines. Renovations have been done throughout the camp including new power lines, septic system, docks, decks and cabins. Fishing is good for Walleye, Northern, Muskie, Bass, Whitefish and Perch throughout the lake systems as two additional lakes can be reached by boat from Cedar Lake.
PRICE
Asking $1,00,000.00 US, terms negotiable.
